Welcome to Alphabet Student Residence.
These Terms and Conditions govern the use of www.alphabet.ge and, where applicable, accommodation and related services provided by Alphabet Student Residence.
By using this website, contacting us regarding accommodation, submitting an application or confirming accommodation with Alphabet Student Residence, you acknowledge that you have read and understood these Terms and Conditions. A signed accommodation agreement, House Rules and confirmed payment conditions form separate binding terms and will prevail if they conflict with general website information.

2. Website Use
The information provided on www.alphabet.ge gives prospective and current residents general information about Alphabet Student Residence, including rooms, occupancy options, facilities, services, location and contact information.
We make reasonable efforts to ensure that information displayed on the website is accurate and current. However, photographs, room layouts, furnishings, views, decorations, and other visual materials are illustrative and individual rooms within the same category may vary.
Minor differences between photographs shown on the website and the room assigned to a resident do not necessarily constitute a difference in room category or included service.
Nothing in these Terms limits any rights that a resident has under mandatory Georgian law.
3. Applications and Accommodation Bookings
Accommodation applications or bookings may be made through:
Third-party accommodation or booking platforms;
Education agents, university partners or authorised referral partners;
Other authorised accommodation services; or
Direct communication with Alphabet Student Residence.
Accommodation becomes confirmed only when the applicant receives written confirmation from Alphabet Student Residence or an authorised provider and completes any required agreement, deposit or payment step stated in that confirmation.
Applicants and residents are responsible for checking the information contained in their accommodation confirmation, including:
Resident name;
Room category and sharing arrangement;
Number of residents sharing the room;
Move-in date and accommodation term;
Price;
Included services;
Payment conditions; and
Cancellation, early-termination and refund conditions.
If any information is incorrect, the applicant should contact the Residence or relevant provider as soon as possible.
4. Education Agents and Third-Party Platforms
Where accommodation is arranged through an education agent, university partner, referral partner or third-party platform, the arrangement may also be subject to that provider's own terms, fees, payment conditions and cancellation rules.
The cancellation and payment conditions stated in the individual accommodation confirmation or signed agreement will apply, subject to applicable law.
Requests concerning an arrangement made through a third party may also need to be submitted directly to that provider.
Alphabet Student Residence is not responsible for the independent statements, fees, technical issues or actions of third-party agents or platforms, except where responsibility is imposed on the Residence by applicable law.
5. Accommodation Fees
Accommodation fees may vary according to:
Room category and sharing arrangement;
Accommodation period;
Contract duration and availability;
Number of residents sharing the room;
Length of the accommodation term;
Included services;
Optional meal or additional-service plan;
Promotional offers; and
Payment, cancellation and early-termination conditions.
The fee applicable to a resident is the fee stated and accepted in the accommodation confirmation or signed agreement.
Unless otherwise stated, additional services not expressly included in the accommodation fee may be charged separately.
Any mandatory taxes or charges will be disclosed or applied in accordance with applicable Georgian law.
6. Payment
Payment requirements depend on the accommodation plan, contract term and payment schedule selected.
Accommodation may require:
Payment directly to the Residence;
Full or partial prepayment;
A security deposit or advance rent where stated in the agreement; or
Payment through an authorised agent, platform or payment provider.
The applicable payment amount, due dates, currency, deposit conditions and consequences of late payment will be stated in the accommodation confirmation or agreement.
Residents are responsible for making payments in full and on time using an accepted payment method.
Where payment is processed by an agent, platform, bank or payment provider, that provider's applicable terms may also apply.
7. Cancellation Modification and Early Termination
Cancellation, modification, refund and early-termination conditions may differ depending on the selected plan and signed accommodation agreement.
Applicants should review all payment, cancellation and early-termination terms before confirming accommodation.
Flexible Accommodation Offers
Where a flexible condition applies, accommodation may be cancelled or modified according to the deadline and conditions stated in the confirmation or agreement.
Cancellation after the applicable deadline or failure to move in may result in charges as specified in the confirmed conditions.
Non-Refundable Offers and Prepayments
Where an offer, prepayment or fee is expressly identified as non-refundable, it may not normally be refunded following cancellation, modification, failure to move in or early departure, subject to applicable law and the confirmed conditions.
Third-Party Arrangements
For accommodation arranged through a third party, the cancellation policy shown in that provider's confirmation may also apply.
Student accommodation confirmed for a specific term is subject to the cancellation and early-termination conditions agreed at confirmation or in the signed agreement and to applicable Georgian law.
8. Failure to Move In
An applicant who does not move in on the agreed date and has not cancelled in accordance with the applicable conditions may be treated as a no-show.
Applicable charges will be determined according to the confirmed accommodation conditions or signed agreement.
Unless otherwise agreed, the Residence may release the room or bed following a no-show in accordance with the confirmed conditions.
9. Move In and Move Out
Move-in and move-out dates and procedures are communicated by the Residence and stated in the accommodation confirmation or agreement.
Early move-in or delayed move-out requires prior approval, is subject to availability and may incur an additional charge.
Residents requiring an alternative move-in or move-out arrangement must contact the Residence in advance.
10. Identification and Student Information
Residents may be required to present a valid passport, national identity document, visa or residence information, student-status evidence and other reasonably necessary documentation before or at move-in.
The Residence may collect or record resident information where required by Georgian law or reasonably necessary to provide accommodation, administer the agreement, maintain safety and communicate with the resident or an authorised emergency contact.
The applicant must ensure that all information supplied is accurate and promptly report material changes.
11. Occupancy
The maximum permitted occupancy of each room is determined by its approved configuration and the resident's confirmed sharing arrangement.
Residents may not change occupants, exchange beds or allow another person to live in the room without the Residence's prior written approval.
Additional residents or beds are subject to availability, safety limits, written approval and any applicable additional charge.
12. Residents Under 18
A person under 18 may reside at Alphabet Student Residence only where accepted by the Residence and where all required consent, identification and agreement documents are completed by a parent, legal guardian or other authorised person.
A parent or legal guardian remains responsible to the extent provided by the signed agreement and applicable law.
Any special arrangements or additional charges will be communicated before accommodation is confirmed.
13. Resident Conduct and House Rules
Residents must behave respectfully toward residence staff, other residents, authorised visitors and Residence property and must comply with the signed House Rules.
Residents must not:
Cause excessive noise or serious disturbance;
Threaten, harass or endanger staff, residents or visitors;
Damage Residence property or another person's property;
Engage in unlawful activity on Residence premises;
Interfere with fire, safety, security, or emergency equipment;
Bring dangerous, hazardous or prohibited materials onto Residence premises; or
Use rooms for unlawful, unauthorised commercial or non-residential activities.
Where serious or repeated misconduct creates a safety, legal or material operational concern, the Residence may take measures permitted by the agreement and applicable law, including restricting access, issuing a written notice or terminating accommodation.
14. Smoking
Smoking is prohibited inside rooms and indoor common areas and is permitted only in a specifically designated area, if any, and in accordance with applicable Georgian law.
Smoking in areas where smoking is prohibited may result in reasonable cleaning, restoration, or other charges where damage or additional costs have actually been incurred, subject to applicable law.
Residents and visitors must comply with all displayed smoking restrictions.
15. Damage Missing Property and Exceptional Cleaning
Residents are responsible, to the extent permitted by law and the accommodation agreement, for damage, missing property or exceptional cleaning caused intentionally or negligently by themselves or persons for whom they are responsible.
Any charge must be supported by the accommodation agreement and appropriate Residence records, such as the signed inventory, photographs, inspection records, invoices, receipts or reasonable repair or replacement estimates.
Normal wear and tear and ordinary scheduled cleaning will not be charged to residents.
16. Personal Belongings and Valuables
Residents are responsible for taking reasonable care of their personal belongings and for keeping their room securely locked when unattended.
To the fullest extent permitted by Georgian law, Alphabet Student Residence accepts no responsibility for the loss, theft, destruction, or damage of personal property, except where liability is expressly imposed on the Residence by applicable law.
The Residence accepts no responsibility for cash, jewellery, or other valuables unless such items have been specifically deposited with and formally accepted by the Residence for safekeeping.
The Residence's liability is excluded where the loss or damage results from force majeure, the act or omission of the resident or a person accompanying the resident, or from the inherent nature or condition of the property itself.
Residents are requested to report any loss, theft, or damage to the Residence immediately upon discovery.
Nothing in this section shall be interpreted as creating any liability for the Residence beyond the liability that cannot lawfully be excluded under Georgian law.
17. Lost Property
Items found after move-out may be retained by the Residence for a reasonable period.
Residents who believe they have left an item at the Residence should contact us as soon as possible.
Where shipping is requested, the resident may be responsible for reasonable packaging, courier, or delivery expenses.
The Residence cannot guarantee recovery of items that are lost, misplaced or left behind.
18. Residence Facilities and Services
Certain facilities or services may occasionally be unavailable because of maintenance, repairs, safety requirements, technical issues, operational requirements or circumstances outside the Residence's reasonable control.
Where a material service included in confirmed accommodation cannot be provided, the Residence will take reasonable steps appropriate to the circumstances and in accordance with the agreement and applicable law.
19. Room Allocation
Accommodation is generally confirmed by room category and sharing arrangement rather than by a specific room number or bed, unless expressly agreed otherwise.
The Residence may allocate or, where reasonably necessary, reallocate a room or bed corresponding to the confirmed category and occupancy, subject to the agreement and applicable law.
Specific room numbers, floors, bed locations, roommates, views or other preferences may be requested but are not guaranteed unless expressly confirmed in writing.
20. Special Requests
Residents may request arrangements such as:
Bed configuration;
Higher or lower floor;
Specific room location;
An alternative move-in time;
An alternative move-out time; or
Other reasonable preferences.
We will make reasonable efforts to accommodate such requests, but requests remain subject to availability unless expressly confirmed as guaranteed.
21. Pets
Alphabet Student Residence does not allow pets or other animals on the premises.
Residents and visitors must not bring animals into rooms or other areas of the Residence. The Residence may refuse accommodation or require the removal of an animal brought onto the premises in violation of this policy.
This restriction does not apply where the Residence is required by applicable Georgian law to accommodate an assistance animal.
22. Safety and Emergencies
Residents and visitors must comply with reasonable Residence safety instructions and emergency procedures.
Emergency exits, fire extinguishers, alarms, evacuation routes, and other safety equipment must not be obstructed, damaged, removed, or misused.
In an emergency, residents and visitors must follow instructions given by Residence personnel and emergency services.
23. Events Outside Our Reasonable Control
Alphabet Student Residence will not be responsible for failure or delay in providing services to the extent caused by circumstances that could not reasonably have been prevented or controlled.
Such circumstances may include natural disasters, fire, flooding, severe weather, government restrictions, interruption of essential utilities, civil emergencies, public-health emergencies, transportation disruption, or other unavoidable and extraordinary circumstances.
Where such circumstances materially affect confirmed accommodation, the Residence and resident will address the matter in accordance with the agreement, confirmed conditions and applicable law.
24. Limitation of Liability
Alphabet Student Residence is responsible for providing its services with reasonable care and in accordance with applicable law.
Nothing in these Terms excludes or restricts liability for:
Death or personal injury where liability cannot lawfully be excluded;
Fraud or intentional misconduct;
Serious negligence where liability cannot lawfully be limited;
Violation of mandatory consumer rights; or
Any other liability that cannot legally be excluded or restricted.
Subject to applicable law, the Residence is not responsible for losses caused solely by circumstances outside its reasonable control or by the actions of the resident or an independent third party for whom the Residence is not legally responsible.
25. Website Availability
We aim to keep www.alphabet.ge accessible and functioning correctly but do not guarantee uninterrupted or error-free access.
We may temporarily suspend, modify, or maintain parts of the website for technical, operational, or security reasons.
26. Website Content and Intellectual Property
Unless otherwise indicated, the content of www.alphabet.ge, including:
Text;
Residence descriptions;
Photographs;
Graphics;
Logos;
Branding;
Website design; and
Other original material
is owned by or used with permission by Alphabet Student Residence.
Content may not be reproduced, distributed, published, or used commercially without prior permission, except where permitted by law.
27. Third-Party Links
Our website may contain links to independent third-party websites, including accommodation platforms, education or referral services, social-media services and maps.
Alphabet Student Residence does not control the operation or content of independent third-party websites and is not responsible for their separate terms, privacy practices, or services.
28. Privacy and Personal Data
Personal information is processed in accordance with our Privacy Policy and applicable Georgian data-protection legislation.
Please review the Privacy Policy available on www.alphabet.ge for information about how we collect, use, store, and protect personal data.
29. Complaints and Resident Feedback
If you experience a problem with your room or Residence service, please inform reception or Residence management as soon as reasonably possible so that we have an opportunity to address it during your residence.
After move-out, questions or complaints may be submitted using the Residence contact details below.
Nothing in this section restricts a consumer's right to seek remedies from an appropriate authority or court under Georgian law.
30. Governing Law
These Terms and Conditions and the provision of accommodation services by Alphabet Student Residence are governed by the laws of Georgia.
Any dispute will be handled in accordance with applicable Georgian law.
Nothing in these Terms restricts any mandatory rights or remedies available to consumers under Georgian law.
31. Changes to These Terms
Alphabet Student Residence may update these Terms and Conditions from time to time to reflect changes in our services, website, operational practices, or legal requirements.
Changes will apply from the date the revised Terms are published on www.alphabet.ge.
Changes will not retrospectively alter the material terms of an existing confirmed accommodation agreement unless agreed with the resident or otherwise permitted or required by law.
